The term "real estate investing guru" has always had a bad reputation in the industry mainly because of them selling their courses through television infomercials. They do NOTHING but provide INEFFECTIVE and OUTDATED information since they make money selling courses rather than investing in real estate. Then, we have the Internet, which is NO DIFFERENT from these infomercials full of "information hucksters". They make the legitimate ones LOOK BAD and that's why finding one is like finding a needle in the haystack.

There's one "guru" named Justin Wilmot who's NO DIFFERENT. In fact, he's the WORST OF THE WORST! THE LOWEST OF THE LOW! You may have seen his video ads on Facebook and Instagram promoting his current course, "10-Hour Deals" (www.10hourdeals.com).

His previous courses were "Simplified Wholesaling", "Mobile Wholesaling", "10-Hour Wholesaler", "E-Flips", and "10-Hour Wholesaler 2.0". He even sells a coaching program which he charges a WHOPPING $20k!
He also sells another coaching program called "10-Hour Flips", which is based on "10-Hour Deals". So if you AREN'T SUCCESSFUL with "10-Hour Deals", he charges EXTRA MONEY, which is undisclosed.
He also sells an apprenticeship program. His prices are undisclosed.
Plus, he also sells another coaching program called "10-Hour Academy". His prices are also undisclosed.

His most recent program, "10-Hour Deals", was launched on 4/13/2023.

If you READ CAREFULLY of his refund policy for "10-Hour Deals", he offers a 60-day money-back guarantee but there's a CATCH. In order to receive a refund, you have to submit a refund request WITHIN 7 days AFTER the 60-day money-back guarantee, meaning that you CAN'T submit a refund request within the 60 days. So he will NOT REFUND YOUR MONEY since your 60 days would be up. This is a MAJOR RED FLAG. Another RED FLAG is that he writes "Anything really" in the guarantee. Legitimate sellers DO NOT use this term.
He charges $1997 for this course.
However, he also charges DIFFERENT PRICES of $297 and $997 for it. NO FIXED PRICE!

His FAVORITE word is "RIDICULOUS". SERIOUSLY! Every time he has a "FLASH SALE", he would say that he has a "RIDICULOUS DISCOUNT" in his videos selling his "10-Hour Deals" course. Here's one where he uses the word "RIDICULOUSLY". A RED FLAG!
If you Google search "10-hour deals", you'll see "10-hour deals review complaints" and "10-hour deals review complaints reddit" automatically appear on the search bar. ANOTHER RED FLAG!

Justin Wilmot is a LIAR, CHEATER, THIEF, SCAMMER, FRAUDSTER, CON ARTIST, SNAKE OIL SALESMAN, MANIPULATOR, MASTERMIND, CROOK, etc. HE IS A DISHONEST, SELF-RIGHTEOUS, SOCIOPATHIC, EGOTISTICAL, SNEAKY, CONNIVING, PIECE OF S**T! HE IS A LOWLIFE! HE IS A SCUMBAG! HE IS A DIRTBAG! HE IS A BAD GUY! HE IS DANGEROUS!

After you buy his courses, IT'S ALL OVER! You will NOT get a refund if you ask for it. He and his customer service will NOT respond to your e-mails WHATSOEVER. They WILL NOT help you if get stuck on anything in his courses. At best, you'll get a partial refund if you're lucky enough. But NOT a full refund. HE DOES NOT HONOR HIS REFUND POLICY! His "unlimited admin support" and "unlimited e-mail support" are NOT AS ADVERTISED because they NEVER ANSWER ANY E-MAILS!
Everything that comes out of his mouth is FULL OF LIES! He LIES THROUGH HIS TEETH about everything. He has LIED to the public about his products on the BiggerPockets forums. He has also LIED to my state attorney general when I filed complaints against him. He's even capable of LYING to the judge and the police. HELL! He NEVER RESPONDED to any of the complaints that I and other victims have filed against him online. He even THREATENED to file a lawsuit against me. Good luck with that because I have ALL THE PROOF of his SCAMS.

Sometimes, he would mention in his coaching call videos that he has been on a house flipping television show.

If you ask for help with the "10-Hour Deals" course within the group, you WILL NOT get an answer. And if you make a complaint about him in his group, he and his customer service will DELETE THEM! All they care about is making a QUICK BUCK selling his B******T courses. They DO NOT want to help you AT ALL!
He has had other Facebook groups, which are now closed, from his previous programs and it was the same thing of what I had just mentioned above. As you can see below, his wife, Jennifer, participates in his SCAM.

If you click on the "About Me" link on his Facebook page, it says that "Justin Wilmot's name is synonymous with Lifestyle in the real estate industry". He also writes this phrase on one of his official websites (www.justinwilmot.com) and on his LinkedIn profile (www.linkedin.com/in/justinwilmot). The truth is really that "Justin Wilmot's name is synonymous with SCAMMER in the real estate industry".
It's IMPOSSIBLE to find complaints or negative reviews about him if you Google search "justin wilmot" because his companies (Atlantic Real Estate Connection, LLC and Freedom Moguls, LLC) ARE NOT LISTED on Trustpilot, the Better Business Bureau (BBB), and Google Reviews. But MOST IMPORTANTLY, the MAIN REASON why you CAN'T find complaints or negative reviews about him is because he hires people to write PRESS RELEASES for him and say good things about him to PUSH HIMSELF ON TOP OF GOOGLE so that he could SUCKER MORE PEOPLE to buy his B******T courses. That's why complaints like mine NEVER GET FOUND. He's like all the other SCAMMERS that tell you want you to hear.
I really have had it with Justin Wilmot and his GAMES. So that's why I made this website to EXPOSE THE TRUTH about him since the complaints that I and other people have filed against him have gotten NOWHERE since he DID ABSOLUTELY NOTHING ABOUT THEM! More and more people are getting SCAMMED by this LOWLIFE PIECE OF S**T every single day and they either don't know how or they don't take the time to file complaints against him.

BEFORE YOU HAND OVER YOUR HARD-EARNED MONEY TO HIM, I need to let you and everybody know that Justin Wilmot is a FRAUD. THIS CROOK SCAMMED ME OUT OF $5197! He still continues to IGNORE MY E-MAILS AND VOICEMAIL MESSAGES AND PLAY GAMES WITH ME. I've been fighting to get a refund from him since 2021. AND I STILL HAVEN'T GOTTEN ANY JUSTICE AT ALL!

I paid for "10-Hour Wholesaler 2.0", which is now OUTDATED, for $4997 on 6/4/2021 and his 200 BOGUS real estate seller leads for $200 on 3/14/2022. He REFUSED to refund my money on both orders. I sent him and his customer service a COUNTLESS number of e-mails requesting a refund only to be IGNORED. For some reason, the e-mails that I sent to him weren't in my "sent folder". I'm not sure if they had went to my "spam folder" and I might have deleted them by accident.

I first found out about Justin Wilmot through ClickBank on January 2020. He was promoting his courses called "Simplified Wholesaling", "Mobile Wholesaling", and "10-Hour Wholesaler". After I paid for them, I read through all of them and they involved co-wholesaling. If you don't know what co-wholesaling is, you can look it up online. It's supposed to be easier than traditional wholesaling. The courses weren't to my expectations because the sellers that he recommended to work with on Fiverr and Upwork had mixed reviews. So I requested a refund and was automatically issued it since ClickBank was a third-party service.

Then, during the COVID lockdown on 4/8/2020, I received an automated e-mail from Justin that he had an "automated version" of the "10-Hour Wholesaler" course and he created a bunch of Facebook groups every month during that year like I had mentioned above. He called it "E-Flips" and was selling it for $4997.
He said that burnt-out landlords are the sellers to target during COVID. It was supposed to include 300 seller leads along with a virtual assistant to call these leads to pass them on to his so-called "accredited wholesalers" to partner up and split the deals with if they agreed to buy the properties. He kept closing the offer with a countdown timer and then relaunching it every month until he finally closed it. Then on 4/1/2021, he relaunched this course and renamed it as "10-Hour Wholesaler 2.0".

I wanted to give it another chance since it looked promising. I was working a temporary job and tried to save enough money for it. I thought that in case if I lost my job and couldn't find another one, then I could make some money with it. Just like "Simplified Wholesaling", "Mobile Wholesaling", and "10-Hour Wholesaler", he offered a 30-day money-back guarantee. He charged $5997 for it and then had a "FLASH SALE" and lowered it to $4997.

Like I had stated, I purchased his course for $4997 on 6/4/2021 using my debit card since he didn't accept PayPal. His customer service sent me a login link to the course on 6/7/2021.
When I logged in, it was ONLY just videos about him talking about how co-wholesaling works. NOT WORTH THE MONEY THAT I SPENT!
I COULDN'T BELIEVE THAT I SPENT $5k FOR THIS B******T! The course had a list of "target markets" and I had to choose one city to work in.
They had their so-called "virtual partner" named Nathan Davies to help guide me through the program. He talked to me on the phone and recommended me to go with Dallas, which I chose. Out of the 250 seller leads, only 3 were interested in selling their properties. Their other "virtual partner" named Noemi David told me to forward these leads to the "accredited wholesalers" in Dallas.
I called them up and they told me that the properties were OVERPRICED. I was REALLY ANGRY and called Nathan Davies on the phone about it. HE COULDN'T HELP ME! Instead, he told me to e-mail their customer service if I were to get a refund.

So I e-mailed their customer service between 6/26/2021 and 6/27/2021 to their e-mail addresses (support@freedommoguls.com, help@freedommoguls.com, justin@freedommoguls.com, and news@justinwilmot.com) demanding a refund of my $4997. Like I have said, they IGNORED my e-mails and I'm not sure if I accidentally deleted the copies of those e-mails that might have ended up in my "spam folder". I also called their customer service numbers (800-225-8911 and 904-595-6471) and they all went to voicemail. I left them a COUNTLESS number of voicemail messages telling them to refund my money between 6/28/2021 and 7/4/2021 but they KEPT IGNORING ME. I called Nathan Davies on the phone about this issue but he still told me to try again. HE WAS USELESS! I had no choice but to continue on with the course since my 30 days was up. I didn't know what else to do. Filing a complaint against Justin Wilmot wasn't on my mind at first since I couldn't find anything negative about him. Then on August 2021, they updated their "target market" list and that was the LAST TIME that they updated it.
Nathan Davies told me on the phone that I should switch my "target market" to Kansas City and work with Chris White since he was a so-called "accredited wholesaler". Justin Wilmot has a picture of him in his testimonials and ALWAYS BRAGS about him making money with his service in his "FLASH SALE" videos.
Then on December 2021, Justin Wilmot SLASHED the price of "10 Hour Wholesaler 2.0" to $1997.
$3000 LESS THAN WHAT I HAD PAID FOR!
I felt so RIPPED OFF that I told Nathan Davies about it. He couldn't do anything.
Justin Wilmot went on selling his burnt-out landlord sellers leads in addition to lowering the price of the course.
Nathan Davies told me that he was leaving Justin Wilmot's company and that I would have to speak to Noemi David.
I told Noemi David about me requesting a refund a few months back but she too COULDN'T HELP ME. She told me about working with Chris White doing deals in Kansas City and have him call me on the phone about his buying criteria on February 2022. During that time, Justin Wilmot mentioned in his coaching call videos that he was planning to launch a new software called "Accredited Lead Labs", which was in beta version, in which he claimed that you can send leads to his so-called "accredited wholesalers" without speaking to them. I told Chris White about this software but he was TOO STUBBORN to register an account there even though it was free. Instead, he told me that I should send the leads to him over on Skype. I didn't understand why he COULDN'T be like a normal person and use e-mail or text. WHO THE F**K uses Skype to send messages? After I spoke to him, I bought 200 seller leads for $200 from Justin Wilmot on 3/14/2022. Not only that, it DIDN'T include a virtual assistant to call these leads and I ended up having to spend EXTRA MONEY OUT OF MY OWN POCKET to hire one. NOT ONE PERSON out of those 200 leads was interested in selling their homes. I called Chris White and ALL of his calls went to voicemail. I left him OVER 20 voicemail messages but he KEPT IGNORING ME. It goes to show that he's NOT SERIOUS AT ALL! By the way, Justin Wilmot NEVER released "Accredited Lead Labs".
 
If you're from the Denver, Colorado area, take a good close look and keep an eye on Chris White. F*****G SCUMBAG!
Also, if you're from the Miami, Florida area, keep an eye on Eyal Avni because he's also a so-called "accredited wholesaler". Justin Wilmot also ALWAYS BRAGS about him making money with his service.

Eyal Avni's company (Atlantic Real Estate Properties, LLC) has BAD REVIEWS according to Better Business Bureau (BBB) for cold calling people to sell their homes. I COULDN'T BELIEVE that Justin Wilmot's company would have me work with THIS FOOL!
I got really FED UP. So I sent complaint letters to Justin Wilmot demanding him to refund my money for a year from April 2022 to July 2023. At first, they were bounced back to me as a wrong address (Atlantic Real Estate Connection, LLC, 511 North Oceanshore Boulevard, Flagler Beach, FL 32136). So I sent them to his updated business address (Freedom Moguls, LLC, 712 South Oceanshore Boulevard, Flagler Beach 32136) but he NEVER ANSWERED any of my letters. Then, I wrote a complaint letter to his home address (34 Seabridge Drive, Ormond Beach, FL 32176) and forwarded it to the attorney generals in my state of New York and in his state of Florida on 7/7/2023 and 7/8/2023.
According to public records, he has A LOT of e-mail addresses and companies associated with this SCAM OPERATION of his. This is his current address and phone number. Also included is his wife's information. THEY ARE SCAMMING PEOPLE TO FUND THEIR EXOTIC LIFESTYLE!
Finally, he responded to my complaint to my state attorney general in New York on 7/26/2023.  He stated that he would refund my money if I showed him proof that I e-mailed him a refund request. However, the first screenshot stated that he REFUSES TO REFUND MY MONEY! THIS ALREADY SAYS IT ALL THAT HE'S A SCAMMER!
ALMOST EVERYTHING that he said in his response was LIES. He claimed that I didn't e-mail him a refund request, which is a TOTAL LIE since he and his customer service NEVER responded to my e-mails. Since the copies of the e-mails that I sent to him weren't in my "sent folder", I might have deleted them by accident in my "spam folder". That's why he posted the screenshot claiming that I didn't e-mail him for a refund. He claimed that he has been in business since 2013 and has "HUNDREDS OF SATISFIED CUSTOMERS AND NO MAJOR COMPLAINTS". But other customers have filed complaints against him on Ripoff Report and BiggerPockets.
By the way, Justin Wilmot made a post on this forum on BiggerPockets.
The last page on this forum has COMPLAINTS ABOUT HIM! One of them is from Patricia Roman, who posted on another forum on BiggerPockets by saying that Justin Wilmot DID NOT HONOR HIS 30-DAY MONEY-BACK GUARANTEE! And he and his customer service tried to CHARGE HER EXTRA MONEY for a virtual assistant.
So going back to what I was saying, Justin Wilmot DIDN'T mention ALL the names of those "SATISFIED CUSTOMERS", which means that he is MAKING UP NUMBERS. And he claimed that his business is open every Monday to Friday from 9 A.M. to 5 p.m EST. But they NEVER answer my e-mails or voicemail messages. He goes on and DENIES about changing the prices of "10-Hour Wholesaler 2.0". And WORST OF ALL, he claimed that I was making false statements about him, which PISSED ME OFF! The ONLY TRUTH that he said was my transactions for "10-Hour Wholesaler 2.0" and his previous courses that I ordered from him through ClickBank and got a refund from. He even had the BALLS to post the screenshot of my e-mail to him (support@10hourdeals.com) which he IGNORED. This proves that he did read my e-mail and decided to IGNORE ME. But he DIDN'T state it in his response to my state attorney general. And I do have a copy of this e-mail that I sent to him.
Since he REFUSED to refund my money, all I asked was for him to upgrade me to "10-Hour Deals" since I COULDN'T get one deal done with "10-Hour Wholesaler 2.0". Like I said, he IGNORED THIS E-MAIL that I sent to him and ACCUSED ME OF EXTORTION in his response to my complaint letter. I figured that his accusation against me was an EXCUSE TO BLAME ME FOR HIS GUILT!
 
These are the follow-up e-mails I received from both attorney generals from New York and Florida from July 2023 to September 2023. The last one states that he has CHOSEN NOT TO RESPOND TO MY COMPLAINT! AGAIN, THIS PROVES THAT HE'S A SCAMMER!



I sent him two e-mails on 9/18/2023 and 9/19/2023 about him not answering my complaints and e-mails, the complaints from other customers, and what the attorney generals had told me. I also had left him a COUNTLESS NUMBER of voicemail messages on his phone number (386-503-8084) that he provided in his response to my attorney general. I had WARNED him that if he continues to PLAY GAMES WITH ME AND NOT REFUND MY MONEY BY 9/30/2023, then we're going to have a VERY HUGE PROBLEM and that I will file complaints against him on Ripoff Report and Complaints Board on that date. BUT OBVIOUSLY, HE IGNORED THEM!
On 9/26/2023, I received an unsolicited message on Facebook from one of his employees named Elizabeth Papa.
She SPAMMED ME into buying "10-Hour Deals". I told her the same thing that I had just mentioned above between 9/27/2023 and 9/29/2023.
But guess what? SHE IGNORED ALL OF MY MESSAGES! And Facebook INDICATED that she had read them. This PROVES that she was INTENTIONALLY IGNORING MY MESSAGES. I knew all along that Justin Wilmot was behind this and told this F*****G C**T to ignore me.
Since Justin Wilmot WON'T COOPERATE WITH ME, I filed my complaints against him on Ripoff Report and Complaints Board on 10/1/2023.
Finally, his customer service responded to my e-mails the very next day on 10/2/2023. WHY IS THAT?! Why wait until I filed complaints against Justin Wilmot to respond to my e-mails? It goes to show that they WEREN'T taking my complaints VERY SERIOUSLY. One of his employees named Erick SF sent me this VERY UNPROFESSIONAL RESPONSE.
If you see from that screenshot, it says that this will be "our final communication". This means that he ACKNOWLEDGED that he and Justin Wilmot were INTENTIONALLY IGNORING MY E-MAILS. And like Justin Wilmot, he LIED about me not sending them a refund request during the 30 days since I ordered "10-Hour Wholesaler 2.0". He also said that he and Justin Wilmot "understand and empathize" about my dissatisfaction with the course, which is F*****G B******T because if they did, then they would've done what they're SUPPOSED TO DO, which are refunding my money and answering my e-mails SOONER RATHER THAN LATER. And he did NOT provide any explanation as to how I made "persistent threats", made "knowingly false claims", and accuse me of "blackmail and extortion". Also, this A*****E mentioned about my "free speech" and that I can post whatever and wherever I like. YES! IT'S CALLED THE INTERNET! I responded to him but he obviously DIDN'T answer my message because it was "our final communication". So to Erick SF. Go take your "free speech" and SHOVE IT UP YOUR F*****G A**!
His other employee named Nix Darby is another F*****G JERK. He and Elizabeth Papa had sent me e-mails claiming that I made false accusations about Justin Wilmot. They told me this B******T that they would give me a partial refund of $2k as long as I remove my complaints on Ripoff Report and Complaints Board. Also, they said that they were going to have their attorney named Kelly Cary to remove my complaints. They also THREATENED ME by saying that they were going to file a DEFAMATION LAWSUIT against me. But I NEVER received an e-mail or anything in the mail about this "lawsuit". VERY UNETHICAL BUSINESS PRACTICE!

Ripoff Report and Complaints Board told me that they have policies of NOT REMOVING COMPLAINTS.
I told Justin Wilmot and his customer service that I e-mailed and left a TON of voicemail messages to Kelly Cary (kelly@kellycarylaw.com and 407-334-0453) but she NEVER ANSWERED. Elizabeth Papa then told me that Kelly Cary represents them. So that's why she can't answer me.
I found out that Kelly Cary has BAD RATINGS. It goes to show that Justin Wilmot's business practices are NOT LEGITIMATE!

I told Elizabeth Papa about her ignoring my Facebook messages and that I would not have filed complaints against Justin Wilmot had both he and she responded to my messages. Also, I asked her about how I'm making false accusations against Justin Wilmot. Notice that I made this response on 11/10/2023.

Elizabeth Papa responded to my e-mail on 11/29/2023. 19 F*****G DAYS FOR A F*****G ANSWER! She told me to update my complaints by writing a positive review about Justin Wilmot on Ripoff Report and Complaints Board so that they'll give me a partial refund of $2k.

I responded to her by saying that Ripoff Report and Complaints Board have policies of NOT REMOVING COMPLAINTS. She told me again to update my complaints by writing a positive review about Justin Wilmot on Ripoff Report and Complaints Board so that they'll give me a partial refund of $2k, which I did because I felt that $2k was better than nothing.

 


She then told me the SAME S**T OVER AND OVER AGAIN! IT TOOK FOREVER TO GET A RESPONSE FROM HER! On 12/22/2023, 12/26/2023, and 1/15/2024. ALMOST A F*****G MONTH!

After I responded to her e-mail on 1/15/2024 by telling her that I'm waiting for an update, this F*****G C**T CONTINUED TO IGNORE ME AS USUAL! I patiently waited a month hoping that she and Justin Wilmot would refund my money.

I followed up on 2/20/2024 by e-mailing this F*****G C**T that I waited a month about her NOT PROVIDING ME AN UPDATE!

Nix Darby responded to me on 2/21/2024 by saying that Kelly Cary had contacted me about getting my complaints removed, which is a BLATANT LIE since Elizabeth Papa had told me earlier that she represents them. AND THIS M**********R DIDN'T EXPLAIN TO ME AS TO HOW I MADE FALSE COMPLAINTS AGAINST JUSTIN WILMOT!

I responded to him on 2/25/2024 but obviously, THIS M**********R IGNORED ME! I've decided that ENOUGH IS ENOUGH and make this website since I was knew that I was NEVER GOING TO GET MY MONEY BACK and I have to WARN EVERYBODY ABOUT JUSTIN WILMOT since this LOWLIFE PIECE OF S**T was still gonna continue to PLAY GAMES WITH ME AND NOT REFUND MY MONEY! VERY UNPROFESSIONAL OF JUSTIN WILMOT AND HIS CUSTOMER SERVICE!

A few months after I filed complaints against Justin Wilmot, I found out that he had a TON OF COMPLAINTS about his "10-Hour Deals" course on BiggerPockets.


Justin Wilmot tried to defend himself by MAKING UP LIES under a different account. Notice that he made 3 posts in this forum. His responses from these posts were VERY UNPROFESSIONAL. Similar to what a CRIMINAL would post.

Also, notice that he DIDN'T RESPOND to and Tara Humphries's and Felisha Drummond's posts, which came BEFORE him. This means that he is being EVASIVE. Tara Humphries, Felisha Drummond, and Pamela Johnson said that the so-called "deals" in his "10-Hour Marketplace" (www.10hourmarketplace.com) are GARBAGE and that NO BUYER WOULD EVEN CONSIDER buying these properties. They also had said that most of the properties are NOT off-market properties and that the "deals" in the marketplace are ALREADY SOLD but they DON'T REMOVE THEM because Justin Wilmot is trying SUCKER NEW CUSTOMERS into buying the course to MAKE THEM BELIEVE that the deals are new. Justin Wilmot claimed in his posts that he has "COUNTLESS SUCCESSFUL MEMBERS". What he FAILED TO MENTION are ALL THE NAMES of those "MEMBERS" and ALL THE NAMES of the "MEMBERS" who were UNSUCCESSFUL with his courses, such as ME. And the testimonials in the link that he provided are from his original "10-Hour Wholesaler" course. NOT from "10-Hour Wholesaler 2.0" which I had paid for and NOT from "10-Hour Deals"! Chances are that he probably paid these "SUCCESSFUL MEMBERS" to make these testimonials.

Pamela Johnson said that she tried to get a refund for the course but Justin Wilmot and his customer service made some B******T EXCUSE that she has to find 10 buyers, which Justin Wilmot himself DID NOT state in his refund policy, in order to receive a refund. She also added that Justin Wilmot and his customer service are there to TAKE YOUR MONEY and tell you that REFUNDS ARE CONDITIONAL. Justin Wilmot goes on LYING on this forum by saying that he issued a full refund to Pamela Johnson on 1/19/2024 and that she made this complaint after refunding her. I had to e-mail Pamela Johnson (pam.afs@gmail.com) if what he said was true and she said that Justin Wilmot is a LIAR.

She said that she bought "10-Hour Deals" on 1/19/2024. But his customer service issued HALF OF HER REFUND on 3/6/2024. I asked her why she didn't post a response and attach the screenshot on BiggerPockets but she said that BiggerPockets won't let her post anything for some reason.

The 5 screenshots that Justin Wilmot attached on BiggerPockets regarding refunding Pamela Johnson are ALL FAKE. He's trying to FOOL EVERYBODY with these FAKE SCREENSHOTS. You can see that they're ALL SEPARATE.

If you look at Tara Humphries's posts, you can tell tell that she is FURIOUS. But obviously, Justin Wilmot DOESN'T GIVE TWO F***S ABOUT IT! She says that Justin Wilmot has a CONDESCENDING ATTITUDE AND GETS AGGRESSIVE if you unveil his secrets.

And the one successful student who she mentioned on his Facebook group is Giselle Loayza, who is a customer of the original "10-Hour Wholesaler" course.

There is a complaint from one customer named Mina Henry who posted on his Facebook group on 2/13/2025. She said that had requested a refund for "10-Hour Deals" but Justin Wilmot and his customer service IGNORED ALL OF HER E-MAILS! She also stated she FOLLOWED ALL THE INSTRUCTIONS and that the cash buyers that were provided to her WEREN'T INTERESTED in buying any of the properties from "10-Hour Marketplace".

She then updated the post on 2/18/2025 by stating that they DENIED HER A FULL REFUND but instead offered her HALF OF HER REFUND. But when she submitted proof to receive half of her refund, they DENIED HER AGAIN! So they either refund their customers HALF OF THEIR MONEY OR NONE AT ALL! This means that you will NOT get a full refund! This goes to show that this is ALL A TOTAL F*****G SCAM! So even if I showed Justin Wilmot proof that I e-mailed him a refund request, he WOULD NOT HAVE HONORED IT since he keeps IGNORING MY E-MAILS AS USUAL! And if I had my complaints removed on Ripoff Report and Complaints Board, he still would've done the SAME F*****G THING!

Another complaint is from Rodney Bey who posted on his Facebook group JUST THAT SAME DAY on 2/18/2025. He stated that NONE OF THE BUYERS that he contacted were interested in buying any of the properties that were from "10-Hour Marketplace" because the prices were TOO HIGH.

A few people replied to his post and said that they were having the SAME PROBLEM. Both Mina Henry's and Rodney Bey's posts AREN'T THERE ANYMORE because Justin Wilmot and his customer service DELETED THEM!

And to add insult to injury, Justin Wilmot and his customer service REMOVED Mina Henry from his Facebook group because she made a complaint. AGAIN! A TOTAL F*****G SCAM!

There were a few of his victims who were in the same situation as me. They told me that they tried to get a refund from him for "10-Hour Deals" but he IGNORED THEM. They gave me access to their account to reveal his SCAM. But they told me not to post my conversation with them on my website because they're afraid that Justin Wilmot will suspect them.

So based on the complaints of "10-Hour Deals" from the customers who posted on BiggerPockets, like I have stated before, how this SCAM works is unlike "10-Hour Wholesaler 2.0" where you have to find motivated sellers, "10-Hour Deals" is the opposite where you have to find cash buyers. Justin Wilmot says that he has pre-negotiated deals in his "10-Hour Marketplace". If you find a cash buyer who's interested in buying a property that you present to them that's in "10-Hour Marketplace", you sign the contract with the seller, which is in the system when you log into the marketplace, and assign the contract to the buyer at a higher price. Thus, you pocket the difference. The BIGGEST PROBLEM is that they're NOT REALLY "DEALS". They're really all OVERPRICED GARBAGE. The asking price of all the properties is 2 TO 3 TIMES MORE THAN AFTER-REPAIR VALUE (ARV). The ARV on them is OVEREXAGGERATED. That's why NOBODY would consider buying them. And MOST OF THEM are either on the Multiple Listing Service (MLS) or they have ALREADY BEEN SOLD. Justin Wilmot is trying to TRICK new customers into thinking that they're "NEW DEALS" when they're NOT.


In addition to "10-Hour Deals", Justin Wilmot has an upsell called "10-Hour Leads", which is a real estate leads software that he charges $197 for 6 months. It's really a RIPOFF of other real estate leads software products such as "PropStream" and "Batchleads".

He would demonstrate in his coaching call videos about how to use "10-Hour Leads" along with "10-Hour Marketplace". This means that he's COMPETING WITH YOU on the these "deals". He says that there's "little to no competition" on them. What he DOESN'T MENTION is that your competition is HIM AND EVERYBODY who bought "10-Hour Deals". He's just another PONZI and PUMP AND DUMP SCAMMER. Also, in every coaching call video, he would always try to ACT LIKE HE'S SO COOL by saying, "HEY, IT'S YOUR BOY, JUSTIN WILMOT, IN THE HOUSE!".


I tried to contribute on BiggerPockets by revealing the truth about Justin Wilmot. NONE OF THIS HAS BEEN RESOLVED!
I know for a fact that he has read this website and that he has read all my complaints on Ripoff Report, Complaints Board, and BiggerPockets but chooses to IGNORE THEM just like he IGNORED MY E-MAILS and IGNORED EVERYBODY'S COMPLAINTS while putting on this F*****G SMIRK ON HIS FACE! F*****G COWARD!

PLEASE DON'T BUY ANYTHING FROM JUSTIN WILMOT! After "10-Hour Deals", this M**********R will sell ANOTHER B******T COURSE AFTER THE NEXT and you can KISS YOUR MONEY GOODBYE because he will NOT REFUND YOUR MONEY, let alone respond to your e-mails! YOU WILL NOT SEE A PENNY OF YOUR MONEY BACK!
